
PM Awas Yojana 2025: Urban (PMAY-U) is a flagship housing mission launched by the Government of India on 25th June 2015. Implemented by the Ministry of Housing and Urban Affairs (MoHUA), the scheme aims to provide affordable pucca housing to Economically Weaker Sections (EWS), Lower Income Groups (LIG), and Middle Income Groups (MIG) in urban areas, including slum dwellers.
The goal was to ensure “Housing for All” by the year 2022, to mark India’s 75th year of independence.
Vision and Objective of PMAY
The PMAY scheme provides central assistance to implementing agencies through States/UTs and Central Nodal Agencies (CNAs). It aims to meet the housing demand of approximately 1.12 crore households.
As per guidelines, the minimum carpet area of a house for the EWS category is 30 sq. meters, though States/UTs can modify this based on local needs with Ministry approval.
Types of PM Awas Yojana
To ensure both rural and urban populations benefit from the scheme, PMAY is divided into two main categories:
1. PMAY-Gramin (PMAY-G)
PMAY-G exists to provide affordable housing to Indian citizens living in the rural areas of the country. The Union and the State governments share the cost of the homes constructed in such areas in a 60:40 ratio. But, in the case of homes in the North Eastern region of the country, the costs are shared in a 90:10 ratio.
- Targets rural households.
- Cost-sharing: 60:40 between Centre and State.
- For the Northeast, the cost-sharing is 90:10.
PMAY-Urban (PMAY-U)
PMAY-U was set up in place to provide cost-effective housing to Indian citizens living in the urban areas of the country. More than 4300 towns are covered under this initiative. The PMAY-U scheme has been implemented in three stages, or phases.

Key Features of PM Awas Yojana
looks to offer affordable housing to individuals and families belonging to the economically challenged section of society. It prioritises housing for women, as well as minorities, including those belonging to the Scheduled Castes and Scheduled Tribes.
Senior citizens can take advantage of the scheme with the government favouring their claims when it comes to ground floor properties.

- Women ownership mandatory or preferred in many cases.

PMAY 2025 Eligibility Criteria
To apply for PMAY, the applicant must meet the following conditions:
- The beneficiary or their family should not already own a pucca house anywhere in India.
- Should not have received central assistance under any other housing scheme.
- Must not have availed PMAY-CLSS subsidy earlier.
- Must fall under the defined income groups (EWS, LIG, MIG-I, MIG-II).
